Site acquisitions for installation of base transceiver stations
Site acquisition requires a professional approach while working with landowners and governmental agencies. We are prepared to conduct these services with speed and efficiency. In addition to our clients requests, we will determine what paperwork and approvals are required for each job and perform the necessary due diligence. Each site has varying degrees of complexity but most new sites will typically include the following work from us:
i) Visiting sites identified by Radio Frequency Planners to determine their suitability for construction of Base Transceiver/Repeater Stations.
ii) Identification of alternative/option sites (just in case preferred or nominal sites are unsuitable or cannot be leased).
iii) Verification of the identified property ownership and boundary details by obtaining official title searches and survey maps;
iv) Submission of duly completed option identification forms for validation of sites identified;
v) Negotiation of lease terms with property owners.
vi) Ensuring property owners sign Letters of Offers to allow for technical surveys of sites identified as preferred options.
vii) Facilitation of technical surveys by providing property boundary maps, building plans for rooftop sites and title details to the civil works contractor, and ensuring that landlords attend the surveys to agree on final site designs.
viii) Ensuring property owners duly execute Agreements to Lease, easements (if any) and approve draft leases allowing commencement of construction of the designed Base Stations.
ix) Submission of duly completed Lease and Site Access Details Forms to client together with the executed legal documents and any other property ownership documents.
x) Submission of Handover Packages of ALL site documents to the client for record purposes and future reference.
xi) Ensuring property owners execute final lease documents
xii) Initiation of planning and EIA approvals based on the design drawings
xiii) Processing of local authority construction permits
We have gained valuable experience in provision of the above services through numerous assignments done for leading mobile telephone operators in Kenya. We have acquired sites in Nairobi, the Rift Valley, Coast, Nyanza, Western, Eastern, Central as well as North Eastern Province and as a result acknowledge the unique challenges involved in the various regions and the possible ways of overcoming them. We have the capacity to finalise within one month the site acquisition process for each site, up to execution of lease documents.
